Minutes of Fairway Villa Condo Association

 

November 20, 2006

 

  •  

    The meeting of Fairway Villas Condo Association was called to order at 5:35 pm.

     

    Present: Barbara McMasters, Jennifer Taylor, Joe Butorac, Pam Stacks, Debbie James, Jim Glover, John Vodopich, Management and guest Chris Keppler.

     

    • Minutes were read.  Motion to approve the minutes by Jennifer Taylor and seconded by Jim Glover.

       

    • Financials for October 2006 were reviewed by John Vodopich.  Motion to approve the financials by Pam Stacks and seconded by Debbie James.

       

     

     

    Old Business:

     

    •  No invoice or correspondence from Aquarius Pools

       

    • Budget for 2007 reviewed by John Vodopich. All expenses similar to 2006 with the exception of building maintenance (see new business). Budget approved by Joe Butorac, seconded by Jennifer Taylor with an increase to $113.00 per month for maintenance fee.
    • Rail between 3950 and 3960 to be quoted by Iron Orchid Forge. The board requested an additional bid.
    • 3 units still awaiting completion on installation of CRA’s. Access by residents has not been given at 2544, 2540, 2551 to install the rest.

       

    • Low Lawn Care bid was by Quality. Jennifer Taylor discussed several issues such as weeding, cutting height, etc. with Quality as they are willing to correct issues. Jim Glover proposing a lawn/snow removal plan which would cost less for both services. Decision tabled until January 2007 board meeting where Jim Glover will present the board with a proposal.
    • John Vodopich received quotes for asphalt repair in the amount of $785.00. In order to square/mill each area, the bid would double. Decision tabled until additional bids received.
    • Two board members inspected the side wall of 2535D as requested by the resident but could not find a problem.
    • John Vodopich researched repair of firewall at 3994 F. Quote from West-Bar Construction to repair firewall in the amount of $940.00 approved by Joe Butorac, seconded by Debbie James.
    • Tree in front of 3960H will be trimmed back away from the porch.
    • Two additional roofs, 2535 and 2545 were quoted by Ken Frank Roofing in the amount of $6800.00 per each unit for 2007 season. Motion to approve by Pam Stacks, seconded By Jennifer Taylor. 
               

     

     

    New Business:

     

    • 3994 E & G have structural damage on side wall and deck structure. The board received an estimate from West-Bar Construction to repair and install flashing on all end caps in that unit for $4680.00. Decision tabled for additional bids.
    • Approval was given to Glover Construction at an emergency meeting on November 8, 2006 for per push snow removal.
    • Chris Keppler was nominated to fill the vacant board position. Motion to approve, Jim Glover, seconded by Barb McMasters. 

     

     

    Next meeting will be January 22, 2007 at Jennifer Taylor’s home, 5:30 PM. Motion to adjourn at 6:55 PM by Joe Butorac, seconded by Chris Keppler. 

     

     

  •  Power outage in 3 units discussed. Board is waiting for complete invoices. Spellman Electric handling issue with First Energy.

     

  • Sidewalk at 2544A discussed, Joe Butorac will email John Vodopich with alternate proposal.

     

  •  2531 sidewalk tabled for further clarification.

     

  • No invoice or correspondence from Aquarius Pools.

     

  • Discussion on assigned parking areas and stickers for vehicles tabled for the moment.

     

  • Rail between 3960 and 3960 tabled for quote.

     

  • Orwick to remove/trim trees at 2538, 2519 & 3994.

     

New Business:

 

  • The board voted on acceptance of the resignation of Scott Riggs. Motion to approve (regrettably) by Jennifer Taylor, seconded by Jim Glover. A notification of the open board position will be posted in the mailroom.

     

  • Lawn repair from power outage is awaiting quotes.

     

  • Bids are being taken for Snow removal/Lawn maintenance for 2006/2007. One bid has been received by Sweitzer Lawn Care. A notification of RFP will be posted in mailroom.

     

  • John Vodopich awaiting quotes for asphalt repair.
